Who ever told you that you couldn't have it all? Well luxury buyers expect that they can. Forget choosing between the back yard play space and the convenience of automobile storage; luxury buyers want the lawn and the garage - even if it means going underground.
According to an article a few years ago, the big spenders who are willing to splurge for convenience and lifestyle are now dropping dollars on making the most of their single family lot size by utilizing the space beneath the surface. The Dallas Morning News article by Kristen Holland claims that one Texas family fortune was put towards digging a depth to fit a three-car garage large enough to also accommodate a workshop. Their vehicle-shelter has high-tech features that run a tough competition up against the likes of Batman's bat cave - the garage was suited with a steel turntable that will rotate the family's cars around so they do not have to back out of the steep driveway when leaving their home. The turntable, costing $11,000, is a true testament to the fact that luxury home buyers and owners are willing to pay for upgrades and amenities that make their lives easier and more enjoyable.
In 2006, the trend towards residential underground parking was just beginning to gain popularity in Texas. Holland writes, "Though underground parking is common in commercial and multifamily developments, it's just beginning to make inroads into the single-family home market. At least half a dozen homes under construction in the Park Cities include underground parking." As the economy and consumer behaviors are changing, it's critical to know what the buyers in your market want. If you are trying to sell your luxury home, do you know what will attract today's luxury home buyer to sign the contract on your estate? Alternatively, if you are looking to purchase a high priced home, and the one you like the most does not have the complete package, do you know how to envision modifications that would better suit your specific needs and lifestyle?
By finding the solution of the underground garage parking, this Dallas family was able to accommodate their children's precious playtime, as well as protect the safety and quality of their family's cars. Thinking innovatively has allowed today's luxury home buyers to desire - and even expect - that they really can have it all. If they want the St. Augustine grass, the carpentry workshop and the 3 car garage… they will have it!
